Landlord Insurance

A rental property is an investment. Landlord insurance protects the building, the income it produces, and you, so one bad night doesn't undo years of equity.

What it covers

What affects your rate.

Rental properties are rated on the building and the risk:

The property's age, condition, and location
Number of units and type of tenants
Short term or long term rentals
Your claims history
The limits and deductibles you choose

Questions we hear a lot

Can't I just keep my homeowners policy on the rental?

No. Once you rent it out, a homeowners policy usually won't pay a claim. The property needs a landlord policy.

Does landlord insurance cover my tenant's belongings?

No. Their stuff is on them, which is why many landlords require renters insurance in the lease. It protects you both.

What about short term rentals?

Short term rentals carry different risk and some carriers won't write them. Tell us how you rent and we'll place it with a carrier that will.

Is loss of rents really worth adding?

Ask anyone who's had a fire. Months without rent while carrying a mortgage hurts. It's usually a cheap add.
